Rolls-Royce, Alstom, and a dense supply chain of precision engineering firms anchor a professional tenant population that is well-paid, stable, and long-staying. What Derby lacks in student volume it returns in tenancy duration and rental consistency.
In portfolio terms, Derby is ballast. Lower volatility, longer tenancies, fewer demand spikes but fewer troughs. Its capital growth is steadier rather than spectacular which is precisely the point. A portfolio concentrated entirely in high-yield, management-intensive student HMOs is a portfolio with a single point of failure. Derby assets smooth the income curve and diversify the tenant base without diluting overall performance.

Why "Either/Or" Is the Wrong Frame for Serious Capital
If you're deploying £50,000 into a single buy-to-let, choosing a city is a real decision. If you're deploying £500,000 or more into building an asset base, choosing a city is a false constraint.

At portfolio scale, the question becomes allocation: how much capital in high-yield, equity-recycling assets; how much in stable, low-touch income; what sequencing lets refinanced capital fund the next acquisition.
