When most people picture a UK property investor, they still imagine a middle-aged man. But the data tells a very different story.
According to the English Private Landlord Survey 2024, 50% of landlords in England are now women up from 44% in 2021. On the surface, it is a statistic. Look closer, and it is a landmark moment in who is building wealth through UK property, and why.

A History Worth Knowing
It is easy to take for granted that women can own property. The legal reality, not so long ago, was strikingly different.
Until the 1880s, married women in England had no legal right to own property at all. Under the doctrine of coverture, everything a woman owned belonged to her husband upon marriage. It was not until the Law of Property Act 1925 that equal property rights were granted and banks continued to require male guarantors on mortgage applications until the Sex Discrimination Act 1975.
That was just 50 years ago. The fact that women now make up half of all landlords in England is not a small thing; it is the result of decades of hard-won legal progress and the ambition of women who refused to let those barriers define their financial futures.
Heather Smail: Built From the Ground Up
Heather Smail's journey into property is not a story of privilege or easy beginnings. It is a story of resilience.
Growing up, her family home was repossessed after her father became seriously ill. She grew up on a council estate, lost her father at 17 and her mother at 23. In 2007, her husband passed away unexpectedly from a brain tumour while Heather was pregnant with their daughter.
As a single mother, working in purchasing and struggling to balance nursery fees with a career, she knew she needed a different path. In 2010, she bought her first buy-to-let property initially just as a pension plan.
What followed was a transformation. Recognising that property development could provide genuine financial security, Heather left her job in 2016 and committed to property full time.
Today, she leads a group of businesses built around property with a multi-million pound personal portfolio, £92 million developed, a £26 million flowing pipeline, and 16 years of industry experience across the East Midlands.
She built all of this as a woman in an industry that, at times, has not made that easy. It is precisely why she is passionate about empowering other women in property, in construction, and in entrepreneurship to find the same freedom.
What Women Bring to Property Investment
Rather than focusing on what women must overcome, it is worth recognizing what they already bring to property investment:
Strong transferable skills from careers in law, finance, healthcare and business, women bring analytical thinking, attention to detail and risk awareness.
Tenant-centered thinking research shows tenants of self-managing landlords feel more cared for. Many women investors choose this approach because they value that direct relationship and the standards it drives.
Long-term vision rather than chasing quick wins, women investors tend to build with sustainability in mind, creating portfolios that deliver income and capital growth over time.
Adaptability from single BTLs to HMOs and commercial conversions, women are using the full range of UK property strategies to build wealth on their own terms.
The Visibility Gap & Why It Still Matters
Despite making up half of all landlords, women remain underrepresented at property conferences, on investor panels, and in financial media. If a woman considering her first investment sees only men on the conference stage, she may wonder whether this world is really for her.
Communities of women in property are growing, and the more visible successful female investors become, the more others will follow.
